An emergency maintenance issue is defined as anything that endangers life or poses severe damage risk to the property if not corrected immediately.  Issues outside of these items will not be handled as emergencies.
Examples of severe emergencies that require our immediate attention
  • Fire (contact 911 as needed, and then report to the emergency call center)
  • Flood
  • Sewage backups
  • Gas or other odors (contact utility provider, and then report to the emergency call center)
  • Roof leak
  • Lightning strike
  • A fallen tree or large debris onto the property
  • Broken water pipes 
  • No heat (restricted to an outside temperature below 45 degrees for more than 4 hours)
  • No air-conditioning (restricted to an outside temperature above 90 degrees for more than 4 hours)
NOTE:  Falsely reporting an emergency, or scheduling non-emergency work with vendors after hours/weekends for your personal convenience, will most likely result in a charge.
